Leasing & Applications

Prospective residents can select a home and complete the online application through the Villages of Briggs Ranch portal.

Villages of Briggs Ranch in San Antonio offers one-, two-, three-, and four-bedroom apartment floor plans.

Applications are processed within 3 business days after all required documents are submitted.
Applicants need a U.S. government-issued ID, Social Security info, and electronic income/ID verification.
Guarantors may be considered if applicants don't meet income requirements, but not for credit or criminal screening denials.
Applicants must have verifiable income of at least 2.5× the monthly rent. Multiple leaseholders’ combined income counts.
Yes, residents pay rent via the resident portal, which links to the BILT payment system.
Rent is due on the 1st of each month.
No, partial payments are not accepted.

Pet Policy

Yes, dogs and cats are allowed, up to two per unit.

Certain dog breeds are restricted at this community. The following breeds are generally prohibited per our pet policy:

  • Akita
  • American Staffordshire
  • Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Amenities

Amenities include a 24-hour gym, executive business center, dog park, pet spa, and a resort-style pool.
The fitness center is open 24/7, except during scheduled maintenance or cleaning closures.
Yes, residents must wear wristbands when using the pool and gym areas.

Utilities & Fees

Residents pay water, sewer, trash, valet trash (if applicable), pest control, and electricity. Electricity is billed directly by the provider.
Water usage is allocated based on the number of occupants in each home.

Parking

All homes include individual attached garages.

Tours & Visits

Residents can schedule escorted tours or self-guided tours; virtual tours are also offered.

Tours can be scheduled online.

Neighborhood

Villages of Briggs Ranch is in the Medina Valley Independent School District neighborhood. Local schools include Potranco, Adams, Fisher, and Nora Forest Elementary; Medina Valley and E.M. Pease Middle; Medina Valley and John Jay High Schools.

Resident Policies

After move-out, residents receive a detailed statement by mail outlining charges.

Routine requests can be submitted via phone, email, in person, or through the resident portal. Urgent issues receive 24/7 response.

Residents are responsible for lockouts due to lost keys/fobs; maintenance does not respond. Management maintains a master key for emergencies.
Office hours are Monday–Friday 9 AM–6 PM; Saturday 10 AM–5 PM; closed Sundays.
